Preparing your Home for Rent

Should your property not have been recently leased, is vacant, is or was owner occupied or recently built or renovated, items that will need to be done to prepare your property for rent:

  1. We will need at least 3 or 4 full sets (one per tenant and an office copy). If we do not have enough copies this will be cut for you as part of the property management tasks. Please also keep a copy for yourself.
  2. Smoke Alarm compliance: The smoke alarms should be 2022 compliant. You will need a compliance certificate once they are all installed. If you have an electrician you personally use, please organise, otherwise we can organise this for you. This must be done before a tenant can be secured. Costs are approx. $119 per alarm and you will likely need 1 per bedroom, 1 per living area and 1 per hallway. Find more information at smokealarmsolutions.com.au
  3. You will also need a smoke alarm annual subscription to check alarms at renewals and start of tenancies plus provide a 24 hour emergency service to tenants. It is approx $129 per year and we will organise as part of the property management service.
  4. Water compliance: If you wish to charge for the water usage on your council rates (not supply charges) we will send a plumber to check and install any water flow restriction filters and then issue us a water compliance certificate. We can then charge the tenants for water. If you have a personal plumber and wish to organise this yourself please do so and then forward us the compliance certificate. Costs are approx $110 for the compliance check and certificate. If they need to do any work to make it compliant, depending on what is needed, costs can range from $100 to $700.
  5. Landlord Insurance: We will help you obtain the best policy as we have dealt with many companies and know which ones make it easy and cover the most for your property. From experience in lodging claims for our other clients, landlord insurance policies through banks do not cover as much or have loopholes. This will be organised as part of our property management service for you. We personally use Terri Scheer and costs is appox $375 per year.
  6. Bond Clean: When your future tenant vacates, we expect them to engage a bond cleaner and leave the property spotless. Our entry report contains 700 to 1,000 photos of every part of the house (corners , window sills, top of fans, air-con filters, windows, extractor fans etc etc). We therefore need a bond cleaner at the beginning to start the process and save the invoice on file to prove it was done from the start. We will organise this as part of our property management services. Bond cleaning ranges usually from $600 to $1,250 depending on condition and size of the house.
