Transferring is easy:

If your property is already managed, transferring is easy. There are no break fees when changing agencies just a 30 day notice and wait period before we can pick up files and take over. Tenants are not affected in anyway as their current lease continues as is.

Simply either:

  1. Fill out this A4 form, then scan and email to us. We will then contact the other agency and diarise the file pick up in 30 days time.
  2. Let us know you wish to transfer over, we can then prepare the same attached form but the online version. We simply send you a link to click and accept the transfer. Once you click the online link to accept it will auto send to us and we will then contact the other agency and diarise the file pick up in 30 days time.

What can I expect?
Our full-service property management includes the day-to-day operations involved in managing your property, handling maintenance requests, routine inspections, finding you suitable tenants, attending tribunal hearings + plus more.

So, what’s the catch?
No catches at all, it’s just simplified property management.

How can you offer such a low fee?
Our goal is to provide unparalleled service, at a much lower fee. To do this, we started with a clean sheet of paper, and built a proprietary property management platform that automates a lot of the work that traditional agents need to do manually today.

We also eliminated the cost of a physical office and the costs associated with running one such as high commercial rents, phones, electricity, receptionists, etc and used those funds to implement online systems and employ more staff to create a team that can attend to online enquiries. We then passed these savings onto you!

Our technology works 24x7, doesn’t need to take a vacation and doesn’t demand a pay cheque. It also doesn’t forget to follow up on what needs to be done.

We know that good property management is about more than technology. It needs people to make the right decisions. That’s why we hire smart people with common sense who focus their time on the problems that only people can solve.

So, since most of what we do can be done online and remotely via email by various team members, we are more efficient in everything we do, and we pass those savings back to you. We also eliminate the time-consuming parts of property management by setting our service permissions from the start.

Technology and our centralised operations team has allowed us to streamline a large number of processes and that means we can pass the savings on. We don’t have localised office expenses, and this leaves us free to focus on customer service and adding value to your property.

How is your rent paid into your account?
We process all payments runs at month end. We are required by government legislation to allow the month to end and process payments on the first business day of the new month. If you wish to also have a mid-month payment, please let us know, these are done on the 15th of the month, or the following business day if it falls on a weekend or public holiday.

Break Free Property Clients
We are a subsidiary of Ormeau Real Estate Pty Ltd which also runs the boutique brand of Natgroup amongst other brands and utilise a version of their systems and account software (which is why the Natgroup logo will appear on your statements), you are however a Break Free Property client (not a Natgroup client) and will continue to enjoy our low-cost fee with our separate Break Free property management team. Therefore, our phone number, email and contact details differ to theirs & you must communicate directly with us to keep enjoying our low-cost fees!

Maintenance made simple:
We have carefully curated trade relationships with providers so that you can feel secure in knowing we have ultra-competitive rate from good quality trades. To keep fees low all items under $350 are auto approved and we are not able to obtain multiple quotes which is why we have many dedicated trades to assist.

When tenants report a maintenance/repair issue through the app or website, they're required to provide as much detail as possible and include photos or video footage.

We will then review this report and always utilise our best judgement to assess the issue before matching the job with an appropriate tradesperson.

Of course, you can fix the maintenance issue yourself or if you have a preferred tradie, you would like us to use just let us know the details when signing the management form. We will then update our system.

Out of scope options *
Owners can choose to vary our standard terms:

  1. Multiple quotes can be obtained if requested or needed
  2. Owners can choose to be contacted prior to any maintenance

Water Invoicing: (if applicable)
We have simplified this process in order to keep your fees low. Simply send us a copy of the water rates after you have paid them or let us know if you would like us to pay it. We will then forward a simple copy to the tenant of your rates bill for payment of their water usage.

Bill payments: (if applicable) *
In order to keep your fees low, we encourage all landlords to pay any bills and then email us a copy so we can add it as an external paid transaction. It will then show on your End of Year Financial Statement. If you would like our team to pay any bills, please email it to us and we can process the payment from rental funds. Please understand if you use this service a fee of $9.90 per bill payment will be charged.

Routine Inspections:
Whilst the legislation on the frequency of property inspections differs from state to state, we will conduct 2 inspections per year or per tenancy. If you wish to have more physical inspections simply let us know how many per year and we can add that on for you as an out-of-scope item.

Rent Increases:
It is in all our interests to ensure properties are leased at best market values. Our agreements always ensure we have full authority to review rents and increase, when possible, at our best discretion.
